How It Works?
The process of real estate tokenization on the Sanga platform includes several steps:
Whitelisting, to onboard investors to the Sanga platform.
Property identification, where investors join a community to identify target properties.
Property evaluation (optional), where investors visit the properties.
Fixed-price auction, where investors bid or buy properties.
Settlement, where investors transfer money to the Sanga platform and receive digital deed tokens in return.
Dividend payment, where dividends generated by the properties are automatically deposited into investors' wallets.
Reselling and Transference, where investors have the option to sell their digital deed tokens through an auction on the Nest platform.
Redemption, investors can exchange their tokens for physical title deeds. However, transfer of the title deeds may be subject to taxes and other expenses according to the laws of the specific jurisdiction, in this case Japan.
Financing (future), where investors can collateralize their digital deed tokens and borrow money from the Nest platform.
Mortgage (future), where investors can secure low-interest home mortgages for periods of up to 20 years.
